  • Our area is known to have high levels of radon. Radon is a colorless and odorless radio active gas. It is the leading cause of lung cancer among nonsmokers and the second leading cause of lung cancer in the general population. Most people receive their greatest exposure to radon in their homes. Radon in US homes causes approximately 21,000 lung cancer deaths each year. Be it at home, work or school, an individual’s exposure to radon gas combines over time to increase the risk of preventable lung cancer. We test and deliver an electronic report to make sure your home is safe.

  • A home inspection is a comprehensive visual evaluation of the major systems and structural components of the property. We examine the roof, foundation, structure, exterior, plumbing, electrical systems, HVAC, attic spaces, insulation, visible framing, and built-in appliances. Our goal is to give you a clear understanding of how the home functions as a system — what’s performing well, what may need maintenance, and what could require further attention. Every report includes detailed findings and supporting photographs so you can see exactly what we see.

  • A home inspection is not a code compliance review and it is not a warranty against future failure. We do not perform destructive testing or open walls, and cosmetic imperfections are not the focus of the inspection. While we identify visible concerns and safety issues, we cannot predict future performance or guarantee the lifespan of systems. If specialized testing such as mold, sewer scope, or pest inspection is needed, we can advise you on those services separately.

  • Most inspections take between two and three hours, depending on the size, age, and condition of the home. Larger or more complex properties may take longer. Clients are welcome to attend, and many choose to join toward the end of the inspection so we can walk through key findings together and answer any immediate questions.

  • You will likely, but not always, receive your detailed electronic report within 24 hours of the inspection, often the same day. The report includes clear descriptions, high-resolution photographs, and organized summaries that help you quickly understand the most important items. Our reports are designed to be easy to read and practical to use during negotiations or decision-making.

  • Inspection fees vary based on the size, age, and location of the property. You will receive clear pricing before confirming your appointment, and there are no hidden fees. If additional services such as radon testing are requested, those costs are clearly outlined in advance.

  • While attendance is not required, many clients find it helpful to be present for part of the inspection. Being there allows you to see the home through a professional lens and ask questions in real time. We take time to explain significant findings so you leave with clarity, not confusion.

  • It is normal for any home — even new construction — to have findings. The purpose of the inspection is not to “pass” or “fail” a property, but to give you an objective understanding of its condition. We distinguish between safety concerns, major defects, and routine maintenance items so you can prioritize appropriately. An inspection report becomes a decision-making tool, whether that means negotiating repairs, requesting credits, or simply planning for future maintenance.

  • Yes. We operate in full compliance with state licensing requirements and carry appropriate insurance coverage. We are committed to professionalism, clear communication, and thorough documentation.

  • Yes. Even newly built homes can benefit from an independent inspection. Construction schedules move quickly, and oversights can occur. A third-party inspection provides an added layer of protection before closing.
